TERMS & CONDITIONS / RENTAL AGREEMENT
Much time and care has gone into creating this property for you to enjoy, please be respectful. By booking with us you accept the following Terms & Conditions.
THE AGREEMENT. These terms and conditions stipulated by the Host make up this Short-Term Rental Agreement (“Agreement”) and are hereby accepted and agreed to by Guest.
THE PREMISES. The Host agrees to lease the Premises to the Guest, and the Guest agrees to rent the Premises from the Host for the specified Check-in and Checkout dates and times.
RENTAL TERM. The Guest shall be allowed to occupy the Premises starting on the Check-in Date and Check-in Time until the Checkout Date and Checkout Time (“Rental Term”).
BOOKING & PAYMENT. The Guest shall pay the Host the amount as specified during the booking process. A 50% payment is due at the time of booking, and the remaining payment is due 20 days prior to Check-in. Guest authorizes the remaining payment to be automatically charged, and Guest is responsible for ensuring a valid card with sufficient funds is used. If after notice by Host, payment is still not received within this timeline the Host has the right to terminate this Agreement and keep the initial payment.
CANCELLATION & REFUND POLICY. If the booking is cancelled with at least 21 days’ notice prior to Check-in there will be a full refund, minus a 1.5% processing fee. Cancellations after this but with at least 10 days’ notice prior to the Check-in date will receive a 50% refund. Cancellations with less than 10 days’ notice before the Check-in Date will not be refundable. Any cancellations or changes to a reservation resulting in a refund will be subject to a 1.5% processing fee.
SECURITY DEPOSIT / CREDIT CARD HOLD. Upon Check-In a $250 credit card authorization hold will be applied to Guest’s Credit Card and released 7 days thereafter. This amount is held to help ensure faithful performance under this Agreement. Guest shall ensure there are adequate funds on the credit card on file to cover this pre-authorization.
GUEST RESPONSIBILITIES, RESPECTING THE PROPERTY, CLEANLINESS. All bookings are accepted on the basis that Guest agrees to respect the Property and shall maintain the Premises, leaving them in a neat, clean, and ready-to-rent condition, consistent with the original state in which the premises were delivered to Guest, reasonable use and wear expected, defined by the Premises being immediately habitable by the next guest with only customary cleaning, laundry, and linens changeover necessary. Should the Premises be left in a lesser condition or require above normal levels of cleaning, the Guest shall pay for additional cleaning, maintenance, and repairs. Guest agrees to read and adhere to all rules and information outlined in any written materials provided to Guest or posted at the premises by Host (such as the check-in instructions, woodstove safety instructions, etc).
SECURITY CAMERA DISCLOSURE. This property is equipped with exterior security cameras for the safety and security of guests and the property. Cameras are positioned on the outside of the house and record video of outdoor areas only. By booking this rental space, you acknowledge and consent to the presence of these security cameras. Footage is strictly used for security purposes and is not monitored in real-time.
HOUSE RULES:
• RESPECTING THE COMMUNITY, NOISE, QUIET HOURS, GOOD NEIGHBOR POLICY. When you stay with us, you become a member of our community and we ask that you strongly respect those in the surrounding area looking to enjoy the quiet serene natural environment. Quiet hours are from 8:00 PM until 8:00am out of respect for the surrounding residents, and consist of no loud noise of any sort audible from outside the premises, i.e. no loud or boisterous behavior, loud music, entertainment, etc., keeping all audio at a minimum level. Guests are required to conduct themselves in a civilized manner and shall be always respectful to our residents in any adjoining dwelling units (if applicable) as well as to the local neighbors, always keeping noise to a minimum both inside and outside the unit. If complaints are received and Guest is found not to have been respectful of neighbors, the Lease Term will be terminated without further notice or refund.
• PARTIES / EVENTS. Absolutely no parties, functions, or large group gatherings may be conducted at the property. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.
• SMOKING. Smoking, vaping, and e-cigarettes of any sort is strictly prohibited inside the property. If there is evidence of smoking a minimum $250 fee will be charged to cover necessary deep cleaning.
• TRASH & LEAVE NO TRACE. Guest shall respect the grounds, forest and surroundings and dispose of all waste in the appropriate waste receptacles and shall not leave any litter on the grounds or in our forested areas whatsoever.
• BABY PROOFING. Guests are responsible to "baby-proof" the house to their own safety standards.
• FURNISHINGS. Moving furniture around is not permitted. Indoor furniture is to be kept inside and outdoor furniture outside.
• OCCUPANCY & OCCUPANTS. The maximum allowed number of guests shall not be exceeded, as outlined in the listing description, and only those listed on the reservation are allowed at the premises, unless Host gives prior written consent otherwise. Unauthorized guests will incur a charge of $50 per guest per night in addition to any other remedies available to Host in this Agreement. The Guest is responsible for the behavior and actions of any other people on the reservation or their visitors while on the premises.
• AGE REQUIREMENT. The Guest booking the reservation shall be at least twenty-three (23) years of age unless Host has provided written consent otherwise.
• TENTS/TRAILERS/RVs/BOATS. Erecting tents, parking recreational vehicles, trailers, motorboats are not permitted, unless Host has given prior written consent. Small boats like kayaks and canoes are allowed.
• USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.
• ILLEGAL & ILLICIT ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund. Explosives, fireworks, and discharging of firearms on the premises are not permitted.
• PARKING & VEHICLES. Parking is only permitted in the designated parking areas as outlined in the check-in instructions and the max number of vehicles as stated in the listing agreement, if applicable, is not to be exceeded.
• SUBLETTING. Subletting the Premises or Guest’s transfer of rights under this Agreement is prohibited.
• SEPTIC & TOILET. Only toilet paper is allowed in the toilet, nothing else. No diapers, wipes, feminine hygiene products, etc. We are on a septic system which cannot handle anything except toilet paper, thank you.
• SHOES & GEAR. Shoes & gear are to be taken off when in the house.
• SAUNA. Guest and Guest’s invitees accepts and assumes all risk involved in, or related to, the use of the Sauna / woodstove and releases Host from any and all liability, injury, or loss that may result in connection with its use. For any guests wishing to use the sauna / woodstove, it is required to read, understand and abide by all sauna rules, instructions, and safety precautions prior to use (provided in the House Guide prior to check-in). Bathing suits or appropriate undergarments are required at all times—nude use is strictly prohibited. For hygiene, use a towel under you when sitting or lying down, and shower before entering. No shaving, grooming, smoking, vaping, drug use, or food and drinks (water only) are allowed in the sauna.
• PROPERTY SPECIFIC HOUSE RULES. Any additional property specific house rules are contained in the Rental Agreement available post check-out.

INSPECTION & ACCESS. The Host has the right to inspect the Premises with prior notice, and to access the Premises to perform any repairs, maintenance, checkups or fix any property issues. Staff may access the exterior of the Premises during daytime hours to perform routine maintenance & services, lawncare, snow removal, etc.
POSSESSIONS. Any lost or stolen personal items, or any personal items that are left or damaged at the Premises are not the responsibility of the Host but the Host will make reasonable efforts to return any found items upon request by the Guest. Guest is responsible to notify host within a few days of departure and pays any return costs.
DEPARTURE. The Guest shall vacate the Premises at the Check-out date and time. Late departure of the property will incur a fee of $100 per hour unless given written consent by the Host of an alternative checkout time.
RIGHT TO REFUSE OR CANCEL BOOKINGS. The Host reserves the right to refuse to honor any property accommodation booking or cancel any booking at the Host’s sole discretion. If the booking is cancelled without cause, there will be a full refund to Guest of amounts paid.
DAMAGES, VIOLATIONS, TERMINATION. The Guest is responsible for payment of any damage, theft or losses to the property caused during their stay. In the event Guest leaves the property in a condition where it is unable to be made ready for the next guests, Guest will be responsible for lost rental revenue. If Guest creates, causes or discovers any damage or dangerous condition at the Property, Guest shall immediately notify Host. At Host’s discretion, any violation or breach of any term or condition included in this agreement will result in immediate termination of the rental period and Guest will be required to vacate the property immediately without refund. At a minimum, the Security Deposit amount will be forfeited by Guest and kept by Host. In the event of such a termination by Host, if the Guest refuses to vacate the premises, a holdover fee of $100 per hour will be charged in addition to any other damages resulting from Guest. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. In the event of any property damage to the property itself or any items within or outside the property, as well as any losses or charges as outlined anywhere in this agreement, Guest agrees to pay such repair or replacement amounts or charges as the case may be and authorizes Host to debit such amounts from Guest’s Credit Card without further notice.
LIMITATION OF LIABILITY. The Guest and any of Guest’s invitees acknowledge that they are using the property at their own risk and the Host / Owner shall not be responsible for any injury, loss, damage, or harm to the Guest or to any other person, or to any property, occurring in, on or about the property. Host / Owner shall not be liable for special or consequential damages. Any liability of Host / Owner with respect to this Agreement or the Property covered by this Agreement, shall not exceed the sum of rent collected by Host / Owner under this rental agreement. Guest acknowledges that this limitation of liability is directly tied to the price charged by Host under this Agreement. Further, the Host / Owner shall not be liable for any loss or damage to the Guest's personal property, including, but not limited to, theft, destruction, or damage caused by any other person, whether known to the Guest or not.
INDEMINITY. The Guest agrees to indemnify, defend and hold harmless the Host / Owner, and their respective employees, agents, members, shareholders, assigns, from and against all claims, demands, losses, liabilities, damages, injuries, fines, penalties, costs, and expenses, including reasonable attorney's fees, arising out of or in connection with the Guest's or any invitees of Guest’s use and occupancy of the property regardless of the nature of the accident, injury or loss. The indemnification obligations under this section shall survive the expiration or earlier termination of this Agreement.
CLAIMS. Host and Guest hereby waive any and all rights under applicable law to a trial by jury in any action, proceeding or counterclaim brought by either party against the other. All claims to be asserted under the terms of this Agreement shall be asserted within one year. Any controversy or claim arising out of or relating to this Agreement, shall be settled by arbitration. Notwithstanding the above, Host may file action in the appropriate small claims court to collect damages.
ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.
GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of Premise’s location.
MISCELLANEOUS. If any of the provisions in this agreement is deemed null and void, the other agreement provisions remain valid. The Host shall not be liable for any refunds or compensation in the event of any weather-related issues, medical emergencies, or any force majeure event, including but not limited to natural disasters, pandemics, power outages, storms, and other unforeseen circumstances beyond our control. By booking, the guest agrees to provide a valid government ID prior to check-in. Any changes to this Agreement shall not be valid unless in writing. Completion of this reservation constitutes your agreement electronically to all such terms and conditions in this Agreement.
